while showing our home during the pandemic, especially since we stayed at home until sold. We had
little time to close with the buyer, however, Todd's strong negotiating and communication skills gave us opportunities to settle quickly. Prior to our contract signing, we interviewed other seller agents and brokers as well. They had very fancy portfolios to show us about their company ratings but did not say

agents interviewed seem to have only wanted to sell our home at a low value spending little of their personal time in selling our home. Todd had very good connections to help a client find contractors to

We first met Amy through our daughter who was taking the lead in a new home joint purchase between her and us. 7/31 – My fiancé and I made an initial inquiry to Weichert Realty and were assigned to Anna Conrey.
8/1 – After an introduction and discussion, she quickly generated houses to the online portal that matched our criteria. In the spirit of looking after one another, we went over covid-19 guidelines, completed symptom questionnaires, and signed an agreement that we were to adhere to safety protocols during property viewings. We finalized requests to see homes and received confirmation on the same day. We happily signed to exclusively use her as our realtor. She communicated itineraries for the big day.
8/2 - Anna was punctual at our meeting time and location. She was transparent, professional, and to the point. We had narrowed our choices to two homes and she advocated on our behalf for requests (e.g. lower monthly rent, new paint, installation of blinds, etc.).
8/3 –One landlord approved our requests which solidified our decision.
8/4 – Started the application. Made more requests which were relayed to the landlord and instantly approved.
8/7 – Discussion for utilities, internet, walkthrough, move-in date, etc. Anna made it effortless by providing utility company names and telephone numbers. We discussed move-in dates and walkthroughs.
8/10 – We signed the lease. Gaps in time were a result of landlords being out of town. We were appreciative of Anna for relaying new information as she received them.
8/15 – Move-in day. Officially, her job should have ended the moment she handed over the keys. Shortly after moving in, we encountered a leaky ceiling from a newly installed roof. For weeks, we were frustrated with the lack of meaningful communication and momentum in getting it fixed. When there was no progress, Anna made the initiative and within hours she had us scheduled for an evaluation and repair without upsetting or offending any of the parties involved. Anna performs magic. She treats you like family.
On Christmas Eve, we opened a lovely Christmas present and hand-written note from her. We were deeply touched by her thoughtfulness which also included a big yummy cookie for our dog. If you are still on the fence about her representing and advocating for you, consider her note from our parting email, “Regardless of when my role should have ended, I always want to make sure you are fully situated first.”

Informative: From day one, Josh was very attentive and communicative, giving us updates on many details we didn't even know we should be tracking, providing solutions to roadblocks and keeping everyone on the same page. We aren't home buying experts, but Josh was so informative about the process you might start to believe you are an expert.
Organized: Josh implemented a system for keeping all parties on the same page, updating and distributing a 33-step milestone tracking document which was absolutely invaluable throughout the process.
Negotiator: When our inspector found some issues with the home, Josh was able to negotiate with the seller to accommodate us on virtually every single item, 4 days ahead of schedule. This was all after he assisted in getting us a below market price contract on the house.
Efficient: Many things impressed us about Josh, but one of the most impressive feats was how he got us from showing to closing in 22 days! You read that correctly. We had a very narrow window of time to manage exiting a rental situation and getting into our new home, so timing was critical. When our lender was dragging their feet and saying they needed weeks to complete Closing Documents, Josh was able to motivate them to get it done within a week. I would not be surprised if they tried to recruit him for themselves to enhance productivity.
Lastly, Josh just seems like a genuinely good person who looks out for the interest of his clients. He was contracted to help us buy a house, but he also assisted us in finding replacement renters so we could exit our existing lease early despite having no real incentive to do so. It really is hard to overstate just how amazing Josh was, and I encourage you to find out for yourself if you want to elevate your home buying experience.

Comments on The Sale of My Townhome and the Purchase of my new Single Family Home-James P.
Josh Morimoto, an experience Realtor with Weichert Realty, supported me in two Real Estate transactions-I) The sale of my townhome in Leesburg, and 2) The Purchase of a single family home on Large Acreage Working Farm in Clarke County.
He is very efficient and gave me a briefing on the sale of my townhome and the purchase of a Single Family Home. He did a walkthrough of my home and gave me recommendations on how to improve the presentation of my home to buyers. We also discussed earlier, kitchen upgrades, bathroom repairs, and repainting my entire home. Then with his expertise, he used multiple Medias to advertise my townhome online .. As a result of this high volume advertising on the WEB, our Open House was visited by 31 buyers. Josh insured Buyers and their Agents had the appropriate Covid-19 Masks and Shoe Coverings, which he provided at the entry foyer.
During the following 3 days after the Open House, we had 7 additional Realtors bring buyers. Within 5 days we had two offers and I accepted an excellent offer which corresponded to the timeline for me to find and purchase a replacement single family home; and to conduct a door-todoor move.
He gave me 30 + Single Family Homes to select from to visit. After going through these homes, I selected 5 homes and finally visited 2. I decided to purchase the 2nd home and with his excellent advise, my offer was developed and accepted by the seller within 48 hours.
He got a Septic and Well Inspection Report done by a previous buyer which saved me over$ 400. He then helped me selected Scott Truax, Supervisor and Senior Home Inspector, from US Inspect, who did an excellent Home Inspection identifying over 30 + deficiencies. We selected 14 deficiencies to be repaired by the Seller. Josh developed a Home Inspection Repair Addendum. The Seller agreed to do over 50 % of the deficiencies.
Since this home was built in 1922, had three brick chimneys, and home inspection showed 4 deficiencies in these chimneys, Josh advised me to have a Professional Chimney Inspection done on the repaires done to. these three Chimneys. We hired Cunningham's Chimneys to do this inspection and they found that the four deficiencies were not properly repaired and gave me a cost estimate of$ 3,075 to repair these deficiencies. Josh developed a Chimney Repair Addendum and got the seller to pay me this amount to get these repairs completed after settlement.
I am totally happy on how this sale was handled by Josh Morimoto from Weichert Realtors, and just love this home. I appreciate the detail Home and Chimney Inspections recommended and completed by "true" professionals so this gave me a Peace of Mind on what I was getting with the purchase of this Working Farm Home. I would recommend Josh Morimoto to all my friends and co-workers.

I have recently sold my home with Ginger Wassum acting as my agent. I have to tell you, having bought and sold a number of properties over the years, Ginger is the absolute best agent I have ever worked with.
In an industry riddled with varying ethics and expertise choosing a Realtor is difficult. Trusting one even more so; but singing one's praise without ANY reservation nearly impossible. That is unless you work with Ginger.
I would like to think I'm special that she only worked as hard for me and me alone, but I know that she is exemplary for all whom she works, buyer or seller alike. When I needed servicemen to fix something, she always was ready with recommendations. She guided me through a difficult market and got the best for me she could.
Her patience and calm attitude also increased my sale price when I was ready to "cave in". As a seller a lot of emotions take over, especially when one's property is on the market longer than I ( maybe not Ginger) expected. Her professionalism and decades of experience got every cent I could.
Ginger also salvaged the closing when the buyer chose a less than stellar title company who failed at seemingly every step of the way when it came to providing me any service. She showed up to closing and managed the whole process when it seemed everyone else had given up.
In closing, I am 100% satisfied with Ginger's work and couldn't have dreamed of a better Realtor. She is a gem!
